Evaluating Your Home
We begin with a conversation about you. Why are you moving? What has changed in your life, and what goals and timing should we be working toward? Understanding the bigger picture allows us to guide you thoughtfully and build a strategy that supports your next chapter.
From there, we will walk through the home together so we can learn its story — any upgrades or renovations you have made, the memories created there, and the features that make it special. Seeing the property through your eyes helps us position and market your home in a way that will resonate with the buyers.
The first step to selling your home is to evaluate the home’s condition. It will be important to address any concerns or problems and discuss potential upgrades or improvements that may bring additional value to your sale. We will discuss the findings and available options to help ensure your home is in the best condition possible for attracting buyers.
Getting Market Ready
Thoughtful preparation can have a meaningful impact on how buyers perceive and value your home.
Preparing your home for sale can significantly influence what a buyer is willing to pay. Depending on its condition, key considerations typically include maintenance and repairs, strategic upgrades or improvements, and staging. Getting market-ready may involve anything from decluttering and addressing deferred maintenance to refreshing paint colors and enhancing landscaping.
We firmly believe in the power of staging. Every seller we work with receives a staging consultation paid for by the team, with our professional stager. This will ensure the home is presented in its best possible light to attract the most buyers.
Determining an Asking Price
Pricing is both an art and a science. We analyze recent comparable sales, current competition, buyer demand, and broader market conditions to determine where your home will generate the most interest. We will continue to refine the pricing strategy right up until the moment we list, taking into account staging, preparation, and a hyper-focused look at the market at the time.
Listing Your Home
When the home is ready for market, we will have professional photography taken. Then, depending on the sale strategy, your home will be listed on the local MLS and syndicated to area brokerages and agents, or we may offer the home as a private exclusive. Additional advertising methods may also be used to reach the widest audience possible within the target market. Creating a personalized plan to market your home will help attract the interest of the right buyer.
Home Showings
Once your home is “live” and on the market, we will begin scheduling private showings and open houses. We typically recommend that sellers step away for the weekend so buyers can explore comfortably without disrupting your daily routine. It also saves you from having to get the house “show-ready” each morning. Many of our clients choose to plan a quick getaway or make other arrangements while we manage the showing activity.
We coordinate all appointments and keep you informed every step of the way.
Receiving Offers
When offers come in, we will carefully vet each one and review them together. Our focus is not only on achieving the best possible price, but also the strongest terms and likelihood of closing. We’ll walk you through the details, answer your questions, and help you make a confident, informed decision.
Inspection
After you accept an offer, the buyer will schedule their inspections, typically within 24–48 hours. Inspections often last several hours, and buyers are usually accompanied by their agent and inspector. Sellers are not typically present at an inspection.
The inspector will evaluate the property’s overall condition, including major systems and potential concerns. Following the inspection, the buyer may request repairs or credits. If that happens, we will review the requests together and develop a strategy that protects your bottom line while keeping the transaction moving forward.
Common inspections may include:
- Engineering / Structural: Major structural components, heating, plumbing, air-conditioning, and electrical systems.
- Radon / Asbestos: Environmental tests sometimes recommended depending on the home.
- Oil Tanks: In-ground tanks may be tested for leakage.
- Septic Systems: Often handled by a separate specialist.
- Lead Paint: Homes built prior to 1978 require the appropriate disclosures.
Contract
Once terms are agreed upon, your attorney will receive the memorandum of agreement (terms of the deal) and begin preparing the contract. The buyer’s attorney will review and may propose modifications. We work closely with your legal team throughout this stage to keep things progressing smoothly.
Until contracts are fully executed, you are not under contract and may continue to show the property. Once signed by both parties and the 10% deposit from the buyer is received, you are officially under contract.
Home Visits: Buyers commonly receive up to three visits for measurements, planning, or bringing in family or design professionals.
Appraisal: If the buyer is obtaining financing, their lender will usually complete an appraisal within the first few weeks.
Financing: Mortgage approval generally takes about 30–45 days.
Closing Date: Attorneys and the lenders coordinate the closing. In New York, dates are “on or about,” in the contract, meaning there is typically flexibility of up to 30 days beyond the target date, by either party.
Closing!
Closing day! The buyer’s lender will provide final confirmation that they are approved to close, and you will sign the paperwork required to complete the sale. This process typically takes an hour or two, and you are not required to attend if you pre-sign with your attorney.. Once the paperwork is signed, your title company will wire the net proceeds of the sale to your bank account, and your home will officially be sold.
